Building information must be passed on at planning stage

Designers and contractors are reminded of their obligation to follow new regulatory guidance to record information about a building and pass it on to the responsible person.

International Fire Consultants is one of the first consultancies to incorporate the new requirements in all fire assessments and fire strategy reports it issues, to help designers, owners and building operators comply with them.

Guidance in Appendix G states that fire safety information, relating to the design and construction, and the services, fittings and equipment provided in, or in connection with, the building or extension which will assist the responsible person to operate and maintain the facility with reasonable fire safety, must be submitted as part of the application,” explains Peter Jackman, technical director at IFC.

Previously, there have been informal or contractual requirements for this sort of information to be included in Operations & Maintenance Manuals, but the requirement is now a legal one and the information must also be available to a any nominated risk assessor.
